We look for motivated sellers with properties in need of  some level of repair using a combination of online tools and resources and publicly available data. Then we offer to buy it in a way most beneficial to the owner; primarily with hard cash with a guaranteed quick closing and sometimes  owner-financing and other methods.

 After purchasing a property, usually below market value, we put our A Team Contractors on it for Repair, Rehab and perform the necessary Upgrades to bring it at par with the highest valued properties in the neighborhood.

 Once  the house is rent-ready we find a great tenant who will take care of the house as their own. The tenant gets a place to live in that is the neighbor's envy .

Once the house is stable Cash Flowing from the rent, we Refinance on the After Repair Value (ARV) and recover the majority of the investment (the entire investor's capital and portion of the rehab cost).

Once we have returned the investor's capital along with the promised fixed return we are ready to Hit the Repeat button and go help some more people (or the same people again)! In some cases we switch strategies and sell the house if the investor requires a  quick return on capital
